Denver City Center consists of two adjacent office buildings located in the heart of downtown Denver. 707 17th Street is a 42-story building incorporating the 20-floor Hilton Denver City Center hotel and 22 floors of office space. The second building, known as Johns Manville Plaza, is an adjacent 29-story office building. Both buildings have large, efficient, rectangular and mostly column-free floor plates that suit users of varying size seeking either a traditional floor plan with exterior and interior offices or a denser open seating plan. The two buildings share unobstructed views of the Rocky Mountains and downtown Denver.
Under our ownership, we upgraded 100,000 square feet of office space and created new amenities including state-of-the-art fitness and conference centers, and renovated the 30,000-square foot outdoor plaza with extensive landscaping, ambient lighting, and outdoor seating.
The Property encompasses one full city block along 17th Street, a prominent thoroughfare, and is one of the few downtown office properties with a large outdoor plaza. The Property has easy access to light rail, the free shuttle service that runs along 16th street, and the Free MetroRide, a high-frequency shuttle bus that services along 18th and 19th Streets.
